Indonesia announces 30-year tenor for subsidized housing

Bekasi, West Java (ANTARA) – Indonesian Housing and Settlement Areas Minister Maruarar Sirait announced that his ministry and the Public Housing Savings Agency (BP Tapera) have decided to extend the maximum installment tenor for subsidized housing to 30 years.“Following President Prabowo Subianto’s directive to prioritize people-oriented policies, we decided to extend the tenor from 20 years to 30 years,” Sirait said in Bekasi District, West Java, on Sunday (March 8).He explained that the policy is intended to make subsidized housing more affordable while supporting the government’s efforts to accelerate the implementation of the three million homes program.In addition to providing more flexible installment periods, Sirait said the government is also preparing several other measures to support the program, including securing land and developing innovative financing schemes with partners.The government has recently received a grant of three land plots from the Lippo Group, which are expected to support the development of around 140,000 vertical housing units.Sirait first introduced the plan to extend the subsidized housing tenor on February 27, describing it as an important financing breakthrough for the national housing sector.The policy is part of President Prabowo’s broader agenda to improve access to decent housing for low-income communities, complementing a series of fiscal incentives that have already been introduced.These incentives include waivers for the Land and Building Acquisition Duty (BPHTB), building approval permits (PBG), and value-added tax for the purchase of housing units priced up to Rp2 billion (around US$117,000). The VAT incentive will remain in effect until 2027.Finance Minister Purbaya Yudhi Sadewa also expressed support for the policy, describing the extension of the tenor as an effective way to expand access to housing credit.“We support the Housing Ministry and BP Tapera in extending the tenor to 30 years. This policy will reduce installment amounts and down payments, making it easier for people to purchase affordable housing,” he said.
